I met with a "real estate lawyer" today for coffee and after I explained what a wholesaler does, he began to tell me that I need my agents license and that to make up the contracts I will need it is going to start at around $3000....

Today is the 30th day and the borrower's attny called FCI yesterday to request mediation to "save" the home for the borrower (which ain't going to happen, long story).

(~4-6 bedrooms here).B-level: Similar criteria to A-level but without the custom built homes, 2-income families can afford to live here and raise a family, backyards for the kids, 1500-2000 sq ft houses (~3 bed/2-bath homes).C-level: Majority of houses under 100K, visual repairs needed in this neighborhood, 1200 sq ft average, houses close together, some properties worn down, grass not cut, porch awnings sagging, concrete stairs crumbling a bit.D-level: Struggling neighborhoods, garbage on the streets, bars on the windows, higher crime, crowded areas, downtown city area, wouldn't want to walk around here at night.F-level: War-zone, "get me outta here" property, makes you nervous to enter the neighborhood even in daylight.That's my basic approach when I think about properties and what areas make the most sense to invest in.

We only received the deposit claim today, so we should be within the 15 day period.The following two paragraphs are the only ones that tackle repairs:"Tenant agrees to take good care of the house and its equipment, or if damaged, other than ordinary wear and tear, Tenant will make repairs and replacement equal in quality to the original construction and if the Landlord makes these repairs, the Tenant agrees to pay cost of same upon presentation of bills.""

I read that opinion posted on this site quite often today.  

I should not base my expeience on one bad episode However I do prefer less crowds..less hustle and bustle.

I'm not a wholesaler and do not know the legalities of the question you have asked, but there are quite a few wholesalers who post here who I'm sure will chime in soon.IF they don't, I recommend attending some meet-ups, I was just at one earlier today in Fort Lauderdale and there was actually a wholesaler throwing in offers on his laptop during the meet-up.Good luck in your endeavors!

Just closed on one today :)Creatively you can get many revenue streams, advertising on the exterior, coin operated laundry, vending machines.
