I've read that a 2-3% annual increase is common and would probably land there once I get closer to market rates, but I'm so far below those right now that I'd never close the gap with that.

Many capex items are less than the $2,500 de minimis safe harbor and can go below NOI on the P&L (and get fully deducted on your tax return but not included in the property NOI for performance or lending purposes).Hope this helps.

I was hoping assigning land value for depreciation would be simple as using the county's assessment; but the property tax assessment I received was not what I was expecting at all.Land value: 620KImprovements: 120KTotal: 800KTo be honest, when I was running my numbers, I estimated not being able to depreciate 50% land value; and I thought I was being conservative.
