If you do not have a lot of real estate experience (pricing, advertising, purchase agreements, title policies etc) then I would advise hiring a real estate agent as they will work to protect your most valuable asset.

Since investors dealing in options have seemed to be under this umbrella of protection I know they have missed this alternative to apply in certain circumstances.

it was a 1950's rancher/modern on a corner lot with a few big (protected) trees. 

The Stay causes all debt collections attempts by creditors to completely stop while the debtor is under the BK protection.

Either way its important to have a good attorney that makes sure everything is done right and you are protected.

My biggest mistake was not protecting our properties from friulous Law suites.

I read a post from @Ned Carey in this thread that mentioned an LLC is less important if you have less assets to protect.

Strong US legal system that protects asset ownership, multicultural, great cuisine, nightlife, easy of transportation, low crime rate, and a city thats constantly reinventing itself.Now whats the issue with NYC real estate and wheres the opportunity?
