On the flip side if it'll only take you four months or so to recoup that 10k you spent finishing off your debt then I'd go that route and have the cash on hand and an even cleaner credit profile (remember you do need to continue to USE your credit - just pay your balances off monthly).and lastly - congrats on being in such a solid situation regarding your debt.

My property manager was also considering engineered or real wood as well, but it seems the durability isn't very good in those types of flooring.

A yard is a yard, unless you are getting into the size of lot that is a little more wood-sy.Rentals: Beds/Baths always more important than SF.

So I have the opportunity to go in on this development project North of Milwaukee, less than a mile from major Expressway, also neighboring a small wooded/grassy park area.
