@Bill BrandtIf this "opportunity zone" would allow you to escape taxes if hold for 10 years, then it might be good opportunity to trade in SFR ( choose one that is least proforming) for 4plex in opportunity zone.

What will it cost for cap ex, management (when you grow and want this), regular maintenance, taxes and insurance (if not in mortgage) vacancy allowance, eviction costs, turn around costs to make the units rerentable. 

Get your primary thing figured out.Consider house hacking if your life / family constraints allow. 

The only ones that I know that allow financing are the local county tax sales.

Lenders have some great loan programs that allow them to credit a percentage of the rental income, from the other leased units, to your income.
