While you may get by with no capex spend for the next several years, if you need a new roof in year 5, you have burned through all of your reserves and then some.Same with your repairs and maintenance.  

I say that because you can get burned. . .even with allowance for vacancy, maintenance and CapEx.

Now, they generally don’t have to be lit with “the long match while burning your fingers”, like in the old days - you generate the spark with a piezo push button.  

I would advise to not show property addresses until you have it under contract but I don't know anyone who has been burned on that.

Not paying upfront is another critical factor that many people forget and get burned (and I am speaking from personal experience). 

We got burned with our Investments in India due to the Foreign Exchange Rates. 

I have all of the things in the example lease, and I added extra clauses for things like keeping track of keys and locksmiths, burning candles and grills safely, cleaning and lawncare, an expanded clause on not clogging drains, no pools, etc.

Some other posters have gotten burned dealing with crappy tenants and I understand their frustration with certain aspects of being a landlord, but it comes with the territory.
