That's a very low amount given it's a commercial property.

I've read many of the BiggerPockets books like - House Hacking- Flipping- Estimating Rehabs- Multifamily Millionaire Book I and II- How to Invest in Real Estate with Low or No Money Down- Investing from a Distanceand even some outside of themand have been wanting to do something in Real Estate for awhile.

(I'm currently dealing with a lawsuit for wrongful death on one of my properties - fun right?)

The current owner bought it for $30K and I know they had to clean up a lot of title work and started doing repairs. 

The current price of the house is worth about $900000.

If you need current income, I'd recommend another fix/flip.

Currently, interest rates, taxes, and insurance are very high, making it difficult to cashflow with downpayments that are below 40%.

Even with buying down the rate, I would not expect to get better than low 6's in the best of scenarios.

For reference, we currently build 1 million homes per year just to keep up with current demand.
