That’s great you had good luck in court but most on here that live in nj  have a terrible time with the restrictions the state imposes on landlords , tenant friendly policies ,and the ridiculous taxes  .

It is very easy to simply sue the tenant in small claims court for your damages, go to court yourself, obtain a judgment and then follow up with a wage garnishment or bank levy.The District Court has helpful information, the procedures are easy and it's extremely inexpensive.

The executor of the estate attended the court date for this and advised the court and the mortgage company of this, which is why I've been led to believe that the three of us are clear of the property.
