you need to know what things cost to repair.there's no secret or special formula.if your unsure the going rate for repairs call some contractors and have them come out and give you a bid.

During this time buyers & contractors walk the property and identify areas of concern and if we discover something that brings the repair costs outside of the expected number, we can either renegotiate or terminate the contract before the option expires.

Maybe their financing fell through last minute or they discovered something about the property that affected their ability to purchase at the price they'd negotiated.
