There are a ton of good resources on this site to learn about wholesaling.

You can also do a member search on this site to find local investors! 

Auto shops are notorious for disposing of stuff on site so if you ever sell the property and don't have a clean Phase 1 you can be held liable for ever!  

@Erin Auman  You'd be better off searching on this site for lease option information. 

There are searches on the county site to find what you want.

You should consider mailing to people who aren’t in every other investor’s sites.
