I have my eye on a commercial property that was an original tiny local grocery store and another shop.

The PM went there less than a week before tenants were due to move in to check condition after some cleaning and minor repairs and found all appliances in the lower unit of my duplex were stolen.

Considering that we would have been in contact with the tenant before that, we would have some idea of their plans.Conversely, if we don't want to renew or accept a tenant as a MTM, then we send them written notice reminding them that their lease terminates on X date, the process for cleaning and final inspection and getting their deposit back.

I still wear mask and a new, clean pair of gloves.

I called them and they said to wait until it goes to HUD Home store.

Main big grocery store was about 45-1hr away.   

I would also budget increases in as need to buy PPE for staff, updated virtual walk throughs, more cleaning of common areas, and club house if allowed to be opened.

Again, the BiggerPockets store has some books for this or you can learn by watching podcasts, reading blogs, and interacting on the forum.

It might let them know you are getting more serious about things,  though its pretty likely the way this ends is that sometime after these rules lift they will disappear in the night and leave you a mess to clean up along with the unpaid debt.   

The carpets are my biggest concern due to the horrible smell, do I need to attempt to clean them or can I just go straight to replacement?
