In a place like Vegas with many months of decent weather I would think there is some value.

Framed local art scenes and some eclectic furniture, large pots or whatever to be the opposite of a holiday inn express (my hubands fav), an outdoor bistro set (for smokers) and maybe a bbq grill.

All in all his cap cain is about zero.The house is in good shape and has a new 50 year impact resistant roof with certificate.

Close to 10 acres, about 25 stalls, indoor and outdoor riding areas, etc.Equestrian properties are VERY few and far between. 

While 6 months isn't a number set in stone, I would caveat that with: spend one cycle of the worst weather in that area.  

I am inspired that as a Flipper myself will have systems in place someday that will help me weather the storm if and when it hits similar to your situation.  

I don't rent to anyone with pets because they aren't home owners and never take care of the property properly with a indoor or outdoor pet.

Haven't you ever heard the saying about taking the path of least resistance?

You poor thing ... stuck near the Pacific ocean, in 75 degree weather, in one of the most profitable real estate markets in the nation.

Cost of living is definitely less than Queens, the weather is nice, the scenery is beautiful (you can see the Great Smokey Mountains), and Tennessee doesn't have state income tax.
