I'm guessing you have considered this, but one way to get the benefits of rental ownership and still have intermittent access to your property, would be the Air BnB route.

However as others have stated you have tools accessible to you as a first time home buyer that pro flippers do not.

@Art MaydanFirstly, if this is a student rental, I would recommend that you have the parents be guarantors and sign a separate guarantee which references the lease {i posted a sample in the BP file space a few years ago}.If the parents are signatories to the lease, then they have all the rights of a tenant including the right of access.  

Looking at a deal with a C-SA zoning which is Southern Area Commercial.

This guy has worked doing residential and commercial and now has started his own deal where he operates on his own.  

The following items were checked: Subterranean Termites, Fungus / Dryrot in siding, roof sheathing, Water stains noted at Master bedroom closet, The Subarea below the bedrooms is inaccessible for inspection due to Dirt covering access, Evidence of Subterranean Termites was noted at/in Subarea which appears to extend into inaccessible areas (garage). 

You'd likely need access to both sides and you'll spend close to $1000 getting both done.
