If they are brand new syndicators, I'd expect to see a lower GP promote/fees.

As noted, there are are the ones that just throw it on the MLS and sit back, and then there are those who actively promote it through a variety of other means they (should have) at their disposal...

@Rebekah Hitt, I've seen ROIs for LPs promoted from 6% or 8% for conservative institutional investments to 15% and higher IRRs, especially a few years ago.

Add something enticing, if you are using AI, make sure to put a few words or kewyords and let AI do it's thing.

LLCs are wildly over promoted, much of that promotion shamelessly panders to folks fear, ignorance and vanity.

@Tom Dittrich Instead of charging an additional fee and layer of promote you could try and negotiate for a % of the GP with the sponsor.

However, I would highly advise against purchasing any of the assets that the promoter of this program offers for sale. 

Normally dynamic is usually used in low seasons creating special offers and promotions to generate bookings, how do you work with it?
