If kitchen and baths are remodeled I would budget 30-40k.

That sums up what I was wondering, and it all paints a pretty clear picture.I'm brrrr'ing, so my biggest concern has always been what I'm going to do come the completion of the remodel, and I start having to pull off the refinance portion.

Does anyone have somewhat of a roundabout number that I can expect to pay a contractor to renovate a 2-3 bedroom home? I’m talking just a facelift to modernize, the foundation and bones are prime.

I'm a new investor as well so I can't help you too much in that aspect, but I do run a construction and remodeling company so if you need any help in that department please let me know. 

There are at least 4 remodeled buildings within a block, another 5 that are under construction now and 2 more that will start renovation in the next year.

Single family remodel with repeat Flipper

Mine includes but not limited to roof, floors, hvac, appliances, hot water heater, bathroom remodel, and kitchen remodel.

My current home really needs at least 20k (maybe 30) of remodel and repairs to be in good shape to sell for top dollar or be ready for renters to pay at least $2500-3000 a month rent.
