But at that age, you figure "what the hell, I will just do it again"  I did it again in the 1980's, eventually with similar results.Life happens over 45 years of investing and belive it or not, some of it is really bad.

That bill will eventually catch up and could potentially be an even higher rate if you depreciate the new asset in the future, so do be careful with cost segregations if you do exchange it.

Whereas with a 1031 it is a tax deferral until you eventually sell and harvest those gains at which time you will realize all those gains and have to pay the deferred capitals gains.
