I’m trying to get my real estate investment career started here myself.  

I see it all the time—real estate investors grinding away, doing more and more deals, but at the expense of their health.

I don't think you need to be capable of setting up and customizing an entire accounting system to be a real estate investor. ...Go with something that's already configured out of the box for real estate investors (buildium, stessa, Digb) & get a CPA to help you with taxes.   

Typically this has to be done with a commercial loan for the 1st, conventional financing usually don't allow this scenario.  

I would check with local banks not he big nation wide types and ask to speak to a someone in the "commercial loans" dept. 

I know about hard money lenders and a little on DSCR loans but how would I make these loans work to start my real estate business.In addition wondering if you all have any ideas on using a LLC to leverage OPM? 

this building is in union count NJ is current 2 residential apartments and 2 commercial on a corner with a parking lot.

In general commercial land is VERY expensive around here and could cost you $900k just to find somewhere that you could build...that location could also be less advantageous to self storage demand. 

I have always been interested in real estate, but I never really had the means to move forward on any extra property.
