SoCalGel...unfortunately it doesn't matter to the listing agent that the seller isn't going to net any money...the seller still has to sign off on the offer...and in most short sale situations the seller is in danger of the bank requiring them to sign a promissory note for the difference if any debt is to be forgiven.

(do not contract a sale or rent to tenants if everything isn't looking right)Once you have done your first flight the next will be easier and so on.Just don't quit learning.And because you have had a scare don't quit learn from it so you won't encounter the same situation again.

I would like to know what all your opinions are as to how these potential Buyers should handle their situations and if they don't close, or if they pull out of the deals they will lose ALOT of money.
