@Brett Snodgrass Got it, yeah I'm learning to be patient it will come, either in 2 weeks or even 3+ months.

Granted there are more safety's on a saw nowadays then when I started doing tree work 35 yrs ago .

I use less leverage than when I was young, but still some.As I age further, the time that I will have to make up for any mistakes goes down and I will likely value safety over growth.

Arrange a fire and safety inspection now to determine the cause of the pests.

You may have to be more patient to ensure that you meet your criteria but if believe once you get your first rental at the right price your a BRRR strategy will keep you rolling. 

From our discussion, privacy is not the issue, safety is.  

The goal is to become financially independent enough for DH to leave his current business (which ties him down locally), so we can become digital nomads with me working "wherever" and him just hiking and having fun ;) We'd like to still live comfortably and keep safety margins with our finances, so we think that's going to happen about a decade from now.

In my opinion it's a global flight to safety that has inflated our stock market and our top housing markets.  

I am trying to be a bit more patient with my purchases anyway.
