Thanks, Ronald, Yes there are platforms available that allow you to invest in various kinds of alternative investments (and even REIT), but there is just one side of the multisided platform I wish to create. 

I would ask what are the supply and demand fundamentals telling you.

This is a matter for your CPA, since it contingent on your personal status, but something to consider if there is significant benefits to you, or if you will essentially be carrying over most of your losses anyways.And the most important piece that I remind myself, and Jack made clear at the end of his post: investing, to me, should be focused on the fundamentals of the investment, with the tax benefits being the icing.

PayHOA gave us a platform for online dues collection, maintenance requests, violation tracking, real-time accounting sync to our bank, real-time budgeting, trackable email/SMS/phone outreach, automated USPS mailings, calendar, owner forum, shared document storage, and (just this year) monthly bookkeeping and accounts payable.That last bookkeeping offering alone has saved us thousands of dollars/year, while improving accuracy and responsiveness versus our traditional bookkeepers and accounting service.

I favor AirBNB to some extent but not a lot of complaints on either platform. 

The reason I'm saying that is BP is really a real estate investing platform, most people here because in some way or another, into grow wealth via real estate investment.
