What do you do if you find out that a pool was built with no permit on your single family rental property 4 years ago?

Speculation = Guessing what the market will do next.Facts = calculating actual cash flow on a deal.Motivation = my cash in the bank at 0% interest during rapid inflation.

One of my questions is, as I haven't built a team yet, is it advisable to use team members of other investors in the city?

Recently, I was able to get a conventional loan for a customer and navigate the way around a home built in 1940s with unsafe wiring, cloth, and aluminum single strand wiring, and 17 ungrounded outlets. 

These areas are not in the City limits but the City that plans on expanding to that area does have a certain amount of control over what is allowed to be built as most have a future zoning map in place.
