If your equipment is gas fired you can have the single wall flue replaced with double wall B-Vent.

I think you've rightly identified that the timing is specific and tricky but it can be done.A couple easy ideas to overcome the timing obstacles.1. get contracts on your properties contingent on you finding the right replacement.  2. get a contract for a large replacement with an extended closing date or contingency.  

I'm closing on a single family investment property in a few weeks and have a bunch of people interested in renting it due to a Craigslist ad with no photos (we're replacing kitchen appliances and some flooring right away, so I want to use photos of the new stuff).

For me, I will not be doing any additions at the moment, but from what I've read you typically need them for minor replacements of siding, framing, etc. as well as any work on HVAC, electrical, plumbing, etc. separately.

Basically, roof, foundation leaks, water heater, a/c if any and how old everything is or about when it was replaced. 

If you are looking for income replacement, then cash on cash or free cash flow might be more important.

I would probably look at the option of what that land would go for if you replaced the home with a newer one?

I have a rental that we just found out has a main sewer line break and needs replacement.
