I would encourage you to do your own research on the topic.My best advice would be to continue working with the Canadians or find someone through BP in your local market you can help out and have a more integral role in their business.

It's very easy to get caught up in the excitement of RE, especially with "yes men" around you encouraging you on, maybe with the hope of a commission check.

If you want less, I would encourage you to look at private financing or owner carry. 

Rehab TV shows have encouraged buyers that taking on a fixer-upper property is, in fact, possible.
