On the passive side, there is real estate syndication which would be a straightforward way to invest in your target markets without traveling there. 

Can you write off travel, hotels and meals when you go to explore different markets or look at potential properties?

It's definitely the dirty secret of the tax business, that the gov't gets their money, but the investor is let holding an empty bag, because they were sold on the sizzle and the education was general in nature, and they weren't taught how to convert this tax paper into profits.
