I live in NY area and am looking at my first time investment in a sleepy town in PA (York City).

In some places like California, New York.

For New York, can anyone help me out on how make or get a purchasing agreement contract used for wholesaling?

I wanted to inquire information about local real estate investing groups in the New York, and New Jersey area for beginning, and hungry investors like myself?

A lot of this may be obvious to some of the readers, but I’m going to mention it anyway.I own other property in New York and Miami and incorrectly thought that this qualified me to do a flip.

New York is a Judicial Foreclosure State which means the mortgage holder must sue the mortgage holder and receive a judgement from the court which I assume is public information.

As for Class A, we definitely have an oversupply here in New York, at least for the moment.  

I am a New York based new-ish investor working to expand. 

Some cities like New York will not let you rent out a place if its not coded as a multi-family.
