If you bring a rehabber and he smells you don't know your numbers he will capitalize on it and dominate the negotiation - you can bet on it and you almost force him to it. 

If you smell a damp musty smell there is a moisture issue.

Then they would cry foul like the female you referred to.

I learned (through BP) that there are better ways to invest in real estate, but knowing is half the battle.

If that's a viable option it would save on the headaches of a legal battle, but still protect my interest in the place in the event that the seller's plan was to simply turn around and sell it to some other person who has offered him more money (for all I know that might be the very reason that he wants out of this contract in the first place).

I have a clause that authorizes me to contact that person in case of "death, incapacitation, or incarceration" and work with that individual to coordinate removal of belongings, payment of rent, or even a refund of deposit.When someone dies alone, there is always a police investigation to ensure no foul play.
