Now if you are doing complex creative owner financing, wraps, need clever clauses, encounter title issues, doing messy deals, or are buying commercial property, etc, then you may want to pre-meet legal and other transaction professionals.

Agree, but I would add since you plan on holding the property, have the HVAC contractor do a professional inspection/evaluation in addition to a quote for the items from the inspector.

I would encourage you to get both a tax professional and a real estate attorney on your team.

You should have professionals do this your first time around and you learn from them - this is the cost of doing business and not getting screwed the first time around.Insurance should go through Mobile Insurance - they are based out of Texas but they are a competitive brokerage and operate in many states, but not all.
