The matrix can be really complicated, with some features found in Enterprise but not Premier, or found only in Accountant (which is Premier level) but in all Enterprise versions, and so forth.

If you want to use QuickBooks Online for rentals, you’ll need the Plus version so you can track each property separately with class or customer features, and for multiple entities you can use the location/business feature.

We've found it has superior reporting features, integration features, and is overall more efficient to work within than other REI-specific software.The downside is QBO is not set up for REI so you'll need to do that or work with an expert to ensure it is set up for your business appropriately.

There are many posts on BiggerPockets about landlord software, but here’s a consolidated overview.Must-have features landlords mention most often: online payments, full accounting, 1099 tracking and e-filing, tenant portal, owner portal (if you manage for others), work order tracking, vacancy syndication, online leases, and tenant screening.

Might be worth you looking into if you want access to something that's affordable ($5/month per unit), has lots of features that I've really liked, and more - especially if you’re unhappy with some of the tools or processes you’re using today with managing your property.
