You just include the buyers agents commission as a term of your offer when you submit the offers.

Not every agent is out to get you and run up commission.. 

Commissions have always been negotialbe and they still are. 

Those commission splits are diabolical.. 

The "standard commission" is around 6% and the national average is 5.4%.

Here in WA, I would need the buyer to sign a Buyer Broker Services Agreement in order to submit an offer and in that offer, make the request for commission to be paid by the seller...or the buyer if they are capable and willing.

Saving 1% (about $5,500) in commission is likely to cost a ton more than that if you hire a cheap agent who underperforms and botches the sale.
