@Daniel Daneaunot sure i know how to answer this question since i don't know anything about you or an investor friendly brokerage firm. it's a very difficult time to flip in general - there is an inventory shortage, rates are high, etc.flipping is a tough way to get started. 

Also, is the lender a true private individual or a more well known firm?

His father started business and now Jimmy has grown the business significantly...all these do is tax appeals.Sarnoff Property Tax....I can make a personal introduction if you'd like.

I give each house a cap on utility usage, anything over I split amongst tenants, I enforce rules, WiFi in charge $25 per person.  

Note you do not qualify for STR loophole if you use a PM or co-host that does most of the work (your time spent on the STR must exceed all other persons (must be more than any other person)   If you or spouse do not qualify as rep or for the STR loophole, there is no reason to look into bonus depreciation.Good luck  

They just take a personal financial statement.

And to add in my 2 cents it sounds like you may need a stronger in person pitch.

You need to verify with your head broker/managing broker/broker in charge or whatever the person would be for your firm in your state.
