Any referral websites would be appreciated, any tips for the saving renters, programs that help train them to turn renters into homeowners?

I was a student they offered to sponsor a deal for and it has cost me everything, literally. 

Does anyone have information about the pace program?

I’m not entirely sure my sellers agent actually presented the offer from the wording in his response to me.

It made a lot of sense and I wish I could go back in time to buy more multifamily with the program!

Have never taken a course and have dealt with over 500 Section 8 leases.There really isn't much to learn about the S8 program itself.The higher rents & corresponding returns implied are also mostly crap as rental rates are set by government.

It's good to be prepared, but you still need to submit an offer and get in contract.
