For normal move outs that's about what a unit turn costs where the house was previously in decent shape. 

For long term rentals I do not generally use month to month except in certain circumstances (example, once I had a property come available and was contacted by an agent for an insurance company who needed to place a family for 8 - 10 months while their fire damaged home was being repaired and were offering well above market value rent). 

Some don’t want agents or repairs or showings or long escrows.

From here, focus on getting thorough inspections, building a reliable contractor team, and always keeping a repair buffer in your numbers.

You really need to decide ASAP if you want to rent or sell as it will impact the level of repairs.
