I don't agree with not having skin in the game.You are borrowing other people's money to get involved in real estate or oil and gas.If you don't pay the note, they will take the property / investment away.

Read a bunch of BiggerPockets book as part of a course I took by Derek Moneyberg called Real Estate Riches.I live in Tokyo and want to invest in the Japanese market despite the many difficulties involved in the market here (depreciation, shrinking population, etc, deflation, etc.)I think the best way for me to get started is to buy a property in Central Tokyo and house hack, I have probably between 50k-100k liquid that I can use, but I'd like to get financing for a bigger property if possible.

The only difficulty is it takes you longer to do in W2 job for first rental (provided you have a mortgage on primary) while doing it when you already have one rental with positive cashflow and just keep investing that profits in high yield brokerage account Dave Ramsey's concepts regarding REI will cause you to go broke.

As long as you're showing progress and adding some more skin in the game, most Sellers / Brokers will give you a short term extension as Commercial deals are trickier and take more time to close.Hope this helps!
