Set your goal to save $100,000 this year and if you fail and only hit $50,000 or $80,000, well you've failed in a great way.There are all kinds of websites, youtubes, and groups around that will waste your time and money trying to to get you excited about using OPM or no money down or trying to buy Sub2. 

While it's not necessary to have a license to become an investor I have found that my license give me access to resources to to find potential off market deals.

James is not afraid to go toe to toe, all the way to the courthouse, to preserve his ability to speak his mind, including on these forums...I will also say that if James asked me if I personally had an alter ego that I use to solicit capital from investors with, the answer of course would be "no" and I would easily be able to put his challenges to rest.Be assured that I am following the thread.

@Isaam Brown If you don't want to house hack, I save up some more funds and buy a rental with 25% down and self-manage it if you are able to to get down the basics, then on the second one you can branch out of your comfort zone and do more of a BRRRR deal

I mean, they don't HAVE to be too local, but love to to do business where I do business if you know what I mean. 

What about this property would others be drawn to to the point of wanting to invest so much for a low return?

I'm mainly trying to figure out what my process needs to to have a credible deterrent.
