Since you’re planning to get started within the next year, this is a perfect time to strengthen a few things: build connections with local investors, attend meetups, follow a couple of markets closely, and start outlining your investing criteria so you know exactly what you want. 

So far I've attended webinars for Grant Cardone, KRI Partners, Military to Millionaire, Active Duty Passive Income; just to name a few.According to the multi unit "seminars" I've been to, "buyins" begin at $50,000, there can always be a "call for cash", (another $50,000 to cover a shortfall) and ongoing drama.

Whether you're looking to build equity, generate rental income, or simply find a place to call home, having a clear financial plan is crucial.Consider attending local real estate meetups or joining online forums where you can share experiences and gain valuable insights.

If there are foreclosure auctions in your area, attend them (therewere 110+ eager buyers at the last one that I attended)    Get a business card from as many as you can.
