My question is how do I avoid triggering the due on sale clause in the mortgage when the seller transfers the deed to my name?

I have always wrote my own contracts using online templates and I have been asked to write an owner financing contract for someone else.

I would learn a little bit more about contract law in your state.

Congratulations to your continued success.That said we would like some guidance on crafting a contract where we would partner with contractor to go in on a flip together. 

If you are not familiar with lease applications/procedure/ and contracts, use a realtor to make sure you don't leave anything  out that can come back and burn you.

It is written in our contract that we can make these decisions without the owner's permission for these exact reasons.

So many variables can turn a deal sideways from 1 hour to the next - i.e. inspection findings, title issues, contracts, financing issues, taxes, dept. of buildings/local municipalities, etc.I'm glad to hear you made it through the challenges, and it sounds like you'll be able to leverage this experience as you grow your portfolio.All the best to you along your journey!
