Typically, this means selling a house at 70% of After Repaired Value less repairs. This allows the investor to net about 20% on the fix and flip after accounting for realtor fees, closing costs, and holding costs.
For buy and hold investors, we find properties that will provide a 10-15% CAP rate. We take into account all the expenses of owning a rental property when determining this CAP rate (annual ROI).
