My company sells Turn-Key rental properties to new and seasoned investors. Our properties go through a rehab, have a screened tenant in place, and are professionally managed.
We help our investors leverage their capital, by financing a portion of the sale. Instead of a full cash purchase, we finance 50% of the investment, allowing rents to pay the debt service (or we offer 20 year mortgages for cash flow which typically earn 12% - 15% return for our investors, with 50% equity protection!). We sell most our properties for $25,000 - $30,000 (the remaining 50% is paid off through rents over 4-6 years) and rents are $750+ per month! We are often able to achieve a free in clear rental in about 5 years for our investors, or 20 year note that allows great cash flow.
Our competitive advantage is we purchase properties through note acquisition. If you seller finance and would rather cash out your note, we buy notes for cash as well. Perfroming notes is our most recent focus, and a great way to keep retirement accounts growing, cash safe, or lines of credit earning you a spread.
Outside of real estate I enjoy nature, boating, good food, and friends.
