Experience: The only small amount of experience comes from my first home, bought in 2016, which I still own. Intentionally, the house was cheaper than what I was approved for. At the time, it was a fair deal compared to other houses in the area and due to the increase in real estate values and some rehab, the house has probably appreciated a little. Since then, we converted the detached garage into a 800 sq ft apartment where my wife and I live and the 1,300 sq ft house is rented. Real Estate Goals: The immediate goal is to gather as much knowledge as possible so that we can be prepared for my first deal. There are major gaps in my real estate vocabulary, ratios and analysis in general. My first purchase was a bit lucky, as my plan was not sophisticated. This time, my wife and I would like to have a better understanding of the market before executing. Currently Seeking: A duplex! Our current market consists mainly of single family homes. In order to find a deal, we may have to be more creative. Our plan is to buy and hold, so we would have to rent it out.
