I like to take on houses that need some work to super work. Even one with homeless living inside and behind bushes in the front yard. lol. With some work and money everything so far has cash flowed nicely. I always try and be conservative on my calculations and add all calculations. Go under tools and run the calculations honest. Using multiple exit strategies. That's my quick tip. lol Looking to buy more properties this year.
