I’m Bree Hartman, a self-storage investor and educator who went from owning one accidental rental to building a $6M+ self-storage portfolio totaling over 100,000 square feet. I specialize in finding off-market, mom-and-pop self-storage facilities in overlooked markets and structuring win-win seller-financing deals, often with far less capital than people think is required. My strength is cold calling, relationship-building, and helping owners transition their facilities in a way that works for both sides. Most of my deals come from facilities with no websites, minimal online presence, and poor reviews, the ones big investors usually overlook. Instead of syndicating large assets, I focus on smaller storage facilities in third and fourth-tier markets where cash flow, creative financing, and operational improvements create real upside. Today, I invest primarily in the South and Sunbelt and teach W-2 professionals and residential investors how to find, analyze, and buy their first cash-flowing self-storage facility without chasing crowded markets or raising outside capital. The result? I’ve been able to build a business that supports a lifestyle by design, allowing me to work remotely, stay present as a mom, and help others see what’s possible through self-storage.
