As @Ryan Beasley said, Statesboro is really good for rentals, and i would like to add Hinesville and Georgetown in the mix too, as well as mobile homes located in Ellabell, Eden and Bloomingdale, most properties in those areas, reach as high 1.8% of the purchase price in rent. I have sold 2 properties in Statesboro in the past 2 weeks with ARV of $60k and I sold them for $12k and $11K respectively, leaving the buyer with plenty of equity for repairs, holding cost and profit margin. One property needed a ton of work, but the other only updates and cosmetic, that's the reason why I negotiate a good price with the seller, so I can offer a good profit margin at a reasonable (not greedy) assignment fee. If rentals are not your thing, the margins still good for fix and flips.
