My name is Dave and I live in Philadelphia, born and raised. I’ve been a biggerpockets listener since 2016, and a member since 2017. I am just entering the stage of my real estate investing journey where I am ready to take action! For 3 years, I’ve been educating myself, reducing consumer debt while simultaneously raising my credit score, and saving money for a down payment and reserves on my first rental property. House hacking in combination with BRRRR is the approach that I plan on taking on this journey. My 5 year goal is to own 50 units that cash flow at least $100 per unit and with at least a 12% ROI on each property. I plan on starting in Philadelphia and surrounding areas, and using conventional financing with my own money for my first 1 or 2 acquisitions, with creative financing as an option for rehabs if necessary. Moving ahead of my first few acquisitions, I plan on utilizing creative financing more often for purchases and rehabs. I joined the bigger pockets community to take advantage of the knowledge offered, and to connect with both new and experienced investors. I’m looking forward to connecting and working with other investors, private lenders, agents, wholesalers, contractors, brokers, and property managers.
