My preferred stream of income is short term private lending on non-owner occupied residents up to four units with ARV below FHA cap for the area. I do a little bit of everything.....As a transaction engineer just creatively structuring good deals when they present themselves thru my marketing or networking efforts when -I come across deals, I will wholesale to rehabbers or wholetail if the deal is a under 10k refresh to flip to retail buyer. -I have some performing notes and non preforming notes -I have 5 rentals. -I am an Superhost with airbnb at least until COVID-19 shut travel down. -I am an Architect by profession and that is what got me started in Real Estate Investing in 1999.
