I've been flipping houses for about a decade — around 50 flips across Greater Phoenix and Greater Cleveland, 20 or so wholesale deals, and 10 years as a Realtor woven in there somewhere. I started with condos and townhouses and built up to full rehabs over time, and somewhere along the way realized this business just genuinely suits my brain. The numbers side has always felt natural to me — I run conservative, I don't let excitement override the math, and I'd rather walk away from a deal than convince myself it works. I also have a real passion for interior design, which means the rehab side is less of a chore and more of the part I actually look forward to. That said — I don't care how experienced you are, every single flip will find at least one way to humble you. Unforeseen conditions, contractors, permits, market shifts — something always comes up. The job is learning to adjust without losing your head or your margin. I recently started consulting for investors who want an experienced operator alongside them — deal analysis, design and construction guidance, or full project support from offer to close.
