We are seeking to expand our REI portfolio based on our defined niche criteria: -Base Hit deals with positive cash flow using conservative analysis -Long term expense reduction & risk mitigation -Long distance buy & hold rental properties (CO,UT,ID,TN,IN) -A single 2-4 unit property at this time -Preference points awarded toward tax advantaged markets -Preference points awarded toward markets with landlord friendly legislation -Preference points awarded toward markets with low vacancy rates -We are open to opportunities for forced appreciation -We are (always!) open to your honest PM, Contractor, and Agent recommendations :) We currently own a SFH in NH and a single unit rental property in NJ. We have been blessed thus far to have the repeated privilege of positive experiences with agents and contractors recommended to us through word of mouth. I have no professional credentials associated with Real Estate but have co-led several service trips to El Salvador and Nicaragua where I assisted in keeping young adolescent work-teams on task while also assisting in constructing concrete slab houses. I do have a voracious appetite for knowledge & financial independence with integrity. Finally - while our current investment focus is out of state we have developed excellent relationships with a Property Manager, Agents, and several Contractors in our back yard.
