I flipped 10 properties in the 1995-1999 but my last two didn't flip, they flopped. I didn't lose money but I wasted lots of time. It became a long term savings. Which was not good because I was making $8/hr at crappy job and had to live with my parents just to pay for the mortgage payments to a house I couldn't live in. Not a good situation be in when your in your 20's and trying to date. The first bad deal didn't break me, but the second one in a row did. So I said I would start back up until I was able to financially. Fast forward 14 years later...... I was able to start back up in October of 2014 with rentals.... by accident. I still had a mindset to flip, because all I would watch on TV were flipping shows. So I bought 3 properties from one landlord at one time. Which I thought would be a great deals to flip. The only problem was.... all 3 tenants wanted to stay. So 3 year later, I'm the proud landlord of 8 properties in the SE Houston, 45 S and 610 area. I have 6 rentals, 1 duplex rehab which I plan to rent, and hopefully be closing on my first flip in almost 20 years. During that same time, I also wholesaled my first deal. And I also work full time at a chemical plant in Channelview, Tx for a company called Total as a chemical analyst. I work 12 hr shift work, which allows some time for investing on my days off, even though I average 2500hrs/yr at the plant. I've been a chemical analyst now for the past 23 years.
