I am a System Administrator for HCA (Health Corporation of America). I currently own one rental properly in the fort Lauderdale area which im HouseHacking. I am looking to purchase additional real estate using the (BRRRR) "Buy,Rehab,rent,refinance,repeat" method. The South Florida market is too expensive for me right now so Im looking to (BRRRR) out of state. Below are the markets and criteria on what properties I’m looking to purchase cash: Markets: (Milwaukee,WI) (Memphis,TN) (Macon,GA) Price range: up to $130k cash cash flows positively In a decent area I want to be all in for 75% of property ARV. Example: -Property ARV: $100k -Estimated repairs: $25k -I would want to purchase that property for no more than $50k
