Investor/Property Manager for 11 years. I am also a licensed Respiratory Therapist (still working part-time - 2 days a week at a local hospital) and a licensed Massage Therapist - private practice for 16 years. My experience includes A LOT of sweat equity. I’ve purchased 8 investment properties over the years. I’ve fixed and flipped one of the properties for a 50% profit after renting for 2 years. 2 of the properties, I liquidated to put the capital back into existing projects (I was over-extended and navigated my way out. Great learning lesson). I personally sand, paint, tile, and re-floor. I have built up a network of trusted professional tradesmen that handle plumbing, electrical and HVAC. I have a trusted general handyman for all other issues. I now manage 4 rental properties, all occupied and cash flowing, 3 of the houses are PAID OFF. My personal residence is paid off although I have used the equity, HELOC, to leverage into rental properties (or pay cash). Have copies of all leases and tax returns.
