I am Joseph Blythe of B.I.G in Atlanta area; I am a property locator,for Multifamily Real Estate Buyers. I bring buyers and sellers together. As a marketer for the buyer I do either Assignment Of Contract or Joint Venture Agreement. This is my job: • First I inform the broker and or the seller up front that I work with or for the buyer(s). • Second for the buyer(s) I submit questions to the broker or seller about the property upon answering the questions, I negotiate a price below the sellers asking price. Third I calculate with my spreadsheet the properties information: • Profit and loss (P & L) statements for year-to-date and the previous two years. • The current rent roll, all current list of anticipated /unanticipated or required capital improvements. • Why the owner is selling, what is owed on the property, and Net Operating Income (N.O.I). • I negotiate owner financing terms, also I target that (your specific number) % of the ARV minus the repairs that many serious buyers are looking for. My Goal for the buyer(s) is to make a strategic offer negotiated at the best and lowest price for the property. Requirements for buyer(s): • Constant communication, sign or commit to assignment of contract or joint venture agreement before property address is disclosed. • Follow through based on the criteria that the buyer asked for. • Close within 7 days without exception!
